Should you Sell your Home Privately?
Some people want to sell their homes privately (without the assistant of a Real Estate Agent). Some people think that they will save themselves a considerable amount of expense in real estate commission if they sell privately. If you want to sell your home yourself, there are pros and cons which you will have to weigh very carefully.
An Agent is a qualified professional who is experienced in the marketing of a property, negotiating of an offer, and assisting you with all of the details surrounding the listing, sale, and closing of your home. In many cases, the real estate agents are able to secure a better price for you, than you are able to yourself because they know the market better than you do and they know people who are interested in buying houses.

Can Buying A Home Be Stressful?
Buying a home for the first time can be quite stressful. I've seen buyers cry at the signing, I've seen Sellers cry because of the memories they are leaving behind. Its a special moment in everyones life! Its a huge commitment! Not to mention alot of money too!
Sometimes, its a happy moment and other times its quite sad. Now, for the fun part looking at homes For Sale and determining if this is the best house, best neighborhood, best schools, best location can be tricky.
Buyers want the most for very little, and Sellers want the most for their Castle!
Finally, the big day has arrived and a decision is made and the Offer is written and submitted to the Sellers Agent. This is just another hair raising stressful situation of not knowing if the Offer will be accepted. Sort of like waiting to see if you are invited to the Prom or getting results from your doctor!!!! You can't sleep, you have no appetite. You feel sick until...................
YES! The offer is accepted and now its time to write a check for the Home Inspection. More money spent and you haven't even moved in yet!! Anxiously, the Buyer awaits the report to see if the house gets an A. otherwise, its money in the inspectors pocket and your lose if the inspection fails.
You get the picture; this process for the Buyer is very stressful from the starting point to the final Loan process and signing. Second thoughts about whether or not its the right thing, the right house, can I afford it are all very stressful for the Buyer. You can't change your mind now, this home is yours within 30 days!!! Your heart races and you begin to become frugal about every dollar till the signing.
The Seller is stressed just preparing the house For Sale, showing and keeping the house up daily and hoping that they get a Buyer. The Home Inspection, Mortgage approval etc. are very stressful times for Sellers awaiting the anticipated reports and calculating how much this is going to cost them.
All the while, hoping that the Buyers didn't get too excited and didn't go out and purchase new appliances and furniture so that their loan doesn't go through is a very stressful time for the Sellers. Some Sellers have had their homes quite a while and have fond memories that they are leaving behind. Although it is a happy time it is like a double edged sword and can be both a wonderful time and a stressful time.
A good Agent can help both Home Buyers and Sellers through this life changing experience so that stress is at an all time low.

Whats wrong with agents today????
A client wants to know what's wrong with agents these days..,
I received a call from a person at one of my listings wanting to see it. I started in on the qualifying bit and he said he can pay cash! I then asked for his name and he gave it to me. I recognized the name from the week before when he'd been at another house wanting to see it. I'd put him off that time because I didn't know him and didn't know whether he could buy.
I drove over to the property. Upon meeting him he seemed much nicer than he had on the phone. His wife and kids were with him and when I questioned them about what they really wanted in a house the conversation got around to their house calls and the lack of response from agents. They'd not been followed up on or called back or pursued. They seemed confused.
I explained that we agents are becoming more conservative with gas required to drive to properties. We are trying harder to make sure the people we show property to can get a loan to buy a house. I tried to explain that because in the last 2 years EVERYONE could get a loan, some think it is still possible. Not so! It is difficult to get a loan now. Especially if your credit is weak!
I ended up explaining that it is also a safety issue. We don't want to drive to a property without knowing who is there and he did agree that was a good worry. We left on good terms, I think. He is probably unreal in his expectations of what he can get for the money right now. I pointed out one other property and he left to go visit it from the outside and let me know what he thought. At least if he calls again, I'll know who he is.
