Can Buying A Home Be Stressful?
Buying a home for the first time can be quite stressful. I've seen buyers cry at the signing, I've seen Sellers cry because of the memories they are leaving behind. Its a special moment in everyones life! Its a huge commitment! Not to mention alot of money too!


Sometimes, its a happy moment and other times its quite sad. Now, for the fun part looking at homes For Sale and determining if this is the best house, best neighborhood, best schools, best location can be tricky.
Buyers want the most for very little, and Sellers want the most for their Castle!

Finally, the big day has arrived and a decision is made and the Offer is written and submitted to the Sellers Agent. This is just another hair raising stressful situation of not knowing if the Offer will be accepted. Sort of like waiting to see if you are invited to the Prom or getting results from your doctor!!!! You can't sleep, you have no appetite. You feel sick until...................


YES! The offer is accepted and now its time to write a check for the Home Inspection. More money spent and you haven't even moved in yet!! Anxiously, the Buyer awaits the report to see if the house gets an A. otherwise, its money in the inspectors pocket and your lose if the inspection fails.

You get the picture; this process for the Buyer is very stressful from the starting point to the final Loan process and signing. Second thoughts about whether or not its the right thing, the right house, can I afford it are all very stressful for the Buyer. You can't change your mind now, this home is yours within 30 days!!! Your heart races and you begin to become frugal about every dollar till the signing.

The Seller is stressed just preparing the house For Sale, showing and keeping the house up daily and hoping that they get a Buyer. The Home Inspection, Mortgage approval etc. are very stressful times for Sellers awaiting the anticipated reports and calculating how much this is going to cost them.


All the while, hoping that the Buyers didn't get too excited and didn't go out and purchase new appliances and furniture so that their loan doesn't go through is a very stressful time for the Sellers. Some Sellers have had their homes quite a while and have fond memories that they are leaving behind. Although it is a happy time it is like a double edged sword and can be both a wonderful time and a stressful time.


A good Agent can help both Home Buyers and Sellers through this life changing experience so that stress is at an all time low.

Whats wrong with agents today????

A client wants to know what's wrong with agents these days..,
I received a call from a person at one of my listings wanting to see it. I started in on the qualifying bit and he said he can pay cash! I then asked for his name and he gave it to me. I recognized the name from the week before when he'd been at another house wanting to see it. I'd put him off that time because I didn't know him and didn't know whether he could buy.

I drove over to the property. Upon meeting him he seemed much nicer than he had on the phone. His wife and kids were with him and when I questioned them about what they really wanted in a house the conversation got around to their house calls and the lack of response from agents. They'd not been followed up on or called back or pursued. They seemed confused.

I explained that we agents are becoming more conservative with gas required to drive to properties. We are trying harder to make sure the people we show property to can get a loan to buy a house. I tried to explain that because in the last 2 years EVERYONE could get a loan, some think it is still possible. Not so! It is difficult to get a loan now. Especially if your credit is weak!

I ended up explaining that it is also a safety issue. We don't want to drive to a property without knowing who is there and he did agree that was a good worry. We left on good terms, I think. He is probably unreal in his expectations of what he can get for the money right now. I pointed out one other property and he left to go visit it from the outside and let me know what he thought. At least if he calls again, I'll know who he is.

Anita and her family immigrated to Montreal in 1967. As a young adult, she frequented fashion shows in New York, Montreal & Toronto, all the while dreaming of a career as a clothing designer.
Anita's big break in Montreal was in the early 90's. Douglas Leopold known as "CoCo" hired Anita as his right hand. From there on she learnt the ropes of Media Coverage & Fashion Coordination. While developing her talents for many years, she succeeded to make her name as a fashion show choreographer, catering to some high profile fundraising events.
If you were looking to raise money for a specific cause, you'd be calling Anita.
The energy she brought and creativity was unbelievable!!!

Then in the 1990s, she launched her own fashion collection - Mosskito.
Anita's product has been worn by many TV Personalities.

"I love fashion, I love seeing a woman feel good about herself. Clothes are key to confidence"!
Mosskito's unique fabric is called "ottoman stretch" this fabric can stretch to twice its original size, then bounce right back after washing. Along with the line's high end stitching, this helped her designs acquire a following among woman of all ages and walks of life, even The Shopping Channel TV personalities have worn Anita's creations on the air!
Eventually, Anita was named one of the most successful entrepreneurs on 2001, and was profiled on the Women's Television Network.
Not bad for someone who started with nothing!

Along with her roles as designer and businesswoman, Anita is the proud mom of two young daughters. She somehow finds the time to make media appearances, write regular fashion columns,etc.. Anita knows firsthand what today's woman is looking for in terms of stylish yet comfortable clothing. She's proud to present her creations to you on The Shopping Channel!

What is a Caravan?

In real estate a caravan refers to a showing method that some listing agents will use when selling a home. A caravan involves inviting real estate agents into a home, or more often a series of homes, listed for sale in hopes to achieve higher visibility and marketing. The sales theory behind a caravan is that other agents know what their buyers are looking for or may know of an interested buyer that might otherwise have missed the property.

A caravan differs from both an open house and a private showing. An open house is a scheduled time and date where a single home is open to the public, with or without an agent and a private showing is scheduled by a single buyer’s agent for that specific client. A caravan however, typically involves showing a group of homes and is for real estate agents only.

Tips in Helping you Sell your Home Quicker

If you are thinking about selling your home and not just listing it for sale there are some important things that you need to do in preparation for the home sale.

When it comes to selling a home the first impression is a key to the sale. If potential home buyers perceive your home in a positive light they may just fall in love with it and have to buy it. To make that kind of impression will take an investment of time and sometimes money in an effort to give your home a facelift and the appearance of a show home.

Be smart about the sale of your home and take the emotional element out of it. You have probably lived in your home for years and during that time developed some emotional attachments to the home but be objective. Focus on the preparations of making your home ready for sale to make the parting easier.


One point that will carry a great amount of weight for potential buyers is one that is both clean and spacious. Take an independent look at your home and find anything that can be put away or in storage. Focus on keeping the essentials and de-clutter.

All homes will typically need any number of things repaired. Walk around your home on the inside and outside and search for anything that is not in good, working condition and may need some work. This includes cracks, peeling paint, squeaks, creaks, broken handles and leaky faucets. Make your list and fix everything, don’t hesitate to hire someone if you need help.

Go through each room and ensure that there is sufficient light to bring out the beauty. You can light it up by opening the curtains and blinds or adding additional light sources so that the buyers don’t think that you’re hiding something.
