Question:
What is the difference between List and Sales prices?

Answer:
The list price is the price tag put on a house in a real estate listing; it usually is only an estimate of what the seller would like to get for the property. The sales price is the amount a property actually sells for. It may be the same as the listing price, or higher or lower, depending on how accurately the property was originally priced and on market conditions.

Note:
A seller may need to adjust the listing price if there have been no offers within the first few months of the property's listing period.



Question:
Is a low offer a good idea?


Answer:
While your low offer in a normal market might be rejected immediately, in a buyer's market a motivated seller will either accept or make a counteroffer.
Full-price offers or above are more likely to be accepted by the seller. But there are other considerations involved:

Is the offer conditional upon anything, such as the sale of the buyer's current house? If so, a low offer, even at full price, may not be as attractive as an offer without that condition.
* Is the offer made on the house as is, or does the buyer want the seller to make some repairs or lower the price instead?
* Is the offer all cash, meaning the buyer has waived the financing? If so, then an offer at less than the asking price may be more attractive to the seller than a full-price offer with financing.


Question:
What is the best time to buy?

Answer:
Because many buyers prefer to move in the spring or summer, the market starts to heat up as early as February. Families with children are anxious to buy so they can move during summer vacation, before the new school year begins.
The market slows down in late summer before picking up again briefly in the fall. November and December have traditionlly been slow months, although some buyers look for bargains during this period if available.

Following some personal reasons, we decided to sell our home.

How do I get a Loan? Who do I choose as my Broker?

Buying a house can be a stressful task, and for a first time borrower you might not know all the ins and outs that are involved in taking out a home loan.
A mortgage broker can help, they are the professionals that match your needs with a home loan from a selection of lenders. But it's important to choose the right broker, one who is knowledgeable and covers a wide range of lenders.

Ask friends or colleagues for recommendations. You’ve heard it before; it’s not what you know, but who. Find friends who’ve made property purchases recently and get the details of their mortgage broker.

If a mortgage broker offers you a special deal, ask about the special conditions. You know the old saying ‘if it sounds too good to be true, it probably is’. Keep that in mind when assessing deals and weigh up what’s right for you.

Make sure you feel confident about the person who is organizing your mortgage. Go with your gut on this one – if something doesn’t feel right, chances are it isn’t.

Some people think that they will save themselves a considerable amount of expense in real estate commission if they sell privately. If you want to sell your home yourself, there are pros and cons which you will have to weigh very carefully.

An Agent is a qualified professional who is experienced in the marketing of a property, negotiating of an offer, and assisting you with all of the details surrounding the listing, sale, and closing of your home. In many cases, the real estate agents are able to secure a better price for you, than you are able to yourself because they know the market better than you do and they know people who are interested in buying houses.

An Agent can promote your listing on MLS.ca, have Caravan's, and Open Houses. Why risk having strangers visit your home? Agents will do it all, it's their job to assist you from A-Z.

If you decide at this point (or if you are unsuccessful in selling your house by yourself) think about hiring an Agent. It is important to select an Agent who services that area where your home is located.
