In a perfect world, you would sell your home for the most amount of money in the least amount of time. That doesn't happen often—and pricing your home too high could cost you money in the long run. In almost any market, the homes that sell the fastest and for the most money are those that are priced closest to what a reasonable buyer would expect to pay at that time. That is why you absolutely must know your competition and understand how key factors play into your pricing decision.
Comparable sales prices
The most reliable indicators of current market value are pending sales of properties similar to yours and comparable sales that have closed within the past six months. Find out whether or not these were full-price sales. If houses are selling for 95 percent of their list price, it's unwise to price your property more than 5 percent above what you expect to get.
Market conditions
Find out how long recently sold comparable properties were on the market before they sold. The longer properties are on the market in your area, the more vital it is to price your home close to market value if you want to sell quickly.

How to choose a Real Estate Agent
Before you select a real estate agent to work for you, be sure to sit down with them and ask them some questions. Ultimately, your final decision may be based on if you trust the information given and if they sound creditable. The thing that makes it tough to even decide who to interview is that some agents say the same thing: "I'm Number 1 or Top Producer, Award Winner etc..... which is great but the bottom line is can they give you 100% Service?
As a Buyer or a seller, you can only care about how the real estate agent can help you achieve your goals and put your interest first. You should select a strong company with a proven track record of success, but make sure the agent's primary focus is on helping you, not blowing their own horn.
Get as many pricing opinions from agents as you feel comfortable with. Remember that the best agent may not give you the highest price opinion, but it is probably going to be the most realistic. Make sure the comparable sales used for the price opinion are really comparable to your property. If an agent tries to "Buy" your business by telling you what you want to hear, in other words a higher price than the others, this may result in a longer market time, more inconvenience for you and maybe a price reduction later ( after all the buyer's excitement is gone)
Never judge an agent by experience, I'm one who believes that everyone deserves a chance.The best way to feel comfortable about the agent's past experience is by asking around and maybe get some referrals.
